DGL has been engaged by Verve Design Studio since 2024, in partnership with Standard Wellness, to support the redevelopment of vacant commercial buildings at locations throughout Ohio.
Our team has provided the following services at the sites listed below:
Sandusky – Survey, parking lot improvements, utility coordination, permitting, site lighting, added drive-through with internal structural engineering elements.
Seville – Survey, landscaping, utility coordination, added drive-through and delivery bay with internal structural engineering elements.
Springfield – Survey, traffic circulation evaluation, parking lot improvements, added drive-through and delivery bay with internal structural engineering elements.
Lakewood – Traffic memo, landscaping plan, and updated site plan.
Gibsonburg – Survey and existing site plan.
Cleveland Heights - Traffic memo, ingress-egress, and drive-through evaluation.
Cincinnati – Traffic memo.
The retail facility on Park Avenue West in Seville, Medina County, Ohio (PPN 012-21A-02-037) included a 1-acre site. DGL performed a boundary and topographic survey to document existing conditions, property limits, utilities, drainage features, and pavement.
Based on discussions with the client, DGL was tasked with preparing specifications for the building modifications necessary to include a new pass-thru window build-out on the existing site. DGL provided structural design, specifications, and construction drawings for masonry block walls, wall foundations, a metal roof deck, and a new ledger connection along the existing building. The build-out uses an existing exterior door opening to avoid new penetrations and ties into both the existing building and sections of the privacy wall. Structural analysis and code checks were completed in accordance with the Ohio Building Code, the National Design Specification for Wood Construction, AISC 360, TMS 402/602-16, and ACI 318. In addition, DGL’s team prepared detailed plans for demolition, layout, pavement design and markings, grading and drainage, erosion control, stormwater BMPs (as required), and permitting. Specifications and plan notes were prepared in accordance with local agency and ODOT standards
