A new office complex was commissioned by TDC Companies (TDC), a group of multi-dimensional risk and wealth management firms. The goal was not only to provide a cutting-edge complex for employees, but to create a facility that can grow with the company and continue to support its workforce as TDC expands.
The existing office space, which was incorporated into the design of the new complex, occupied much of the original lot. As part of the expansion, a new parking lot was constructed on the adjacent vacant parcel, while the building addition was placed on the area formerly used for parking. Part of the existing west lot was salvaged to lower costs and maintain the convenient entry from Arrowhead Road. It was used as client parking throughout the duration of the project allowing operations to continue throughout construction.
Grass islands (medians) provided areas for shade trees as well as grade change across the parking lot. Median ends provided space for an upscale landscaping design as a fitting entrance to their new modern workspace. The new lot more than tripled parking capacity and plans allowed for the installation of Tesla brand electric vehicle chargers.
To create space for employees, the parking lot was expanded to the maximum size possible. Complexities ensued from the flat site which had little room for grading to achieve drainage requirements. An underground detention basin was incorporated into the drainage system beneath the parking lot. The plaza area between the new and existing structures also posed challenges to achieve proper drainage while maintaining ADA regulations. Grades were adjusted and fine-tuned to meet these requirements.
DGL worked closely with the owner, construction manager, and architect throughout construction, maintaining clear and consistent communication. Additionally, DGL worked with the City of Maumee to determine and confirm drainage requirements.
