ProMedica selected a 250-acre site in Monroe for its future replacement hospital, choosing the location for its high visibility and convenient access from Interstate 75. The decision followed a thorough site search in which DGL assisted by providing due diligence support.
DGL assisted in securing the zoning variances needed for a new ambulatory care center and replacement hospital. Our work included ALTA surveys for three parcels, due diligence utility evaluations, site master planning for circulation, storm drainage and detention, a traffic impact study, Phase I ESA and wetland delineation, flood analysis, and preparation of a cost estimate. The traffic impact study helped to determine roadway improvements required during the first phase of due diligence. DGL’s site development services also included support for meetings with the local township board and planning commission, as well as preparation of materials for the Planned Unit Development (PUD).
DGL’s work in obtaining utility infrastructure information—including natural gas, electric, cable, telephone, fiber optic, sanitary, water, and storm—helped identify potential issues that could impact project development. Ensuring ProMedica had the necessary connectivity and capacity to support the project’s needs was imperative.
