New Home Development Company is a private, nonprofit housing development agency serving northwest Ohio. As part of New Home Development’s 16-acre expansion in the City of Defiance, Upton Heights 2 is a 10-unit, single-story apartment complex for drug and alcohol rehabilitation. Upton Heights 2 is located on 3 acres immediately north of Upton Heights 1.
These apartments provide permanent housing at an affordable rate, and will be offered to individuals in Defiance, Henry, Fulton, or Williams Counties. The project is a collaboration among Ohio Mental Health and Addiction Services, Ohio Housing Finance Agency, Ohio Finance Fund, Zeisloft Family Trust, The State Bank, and the Four County ADAMhs Board.
As a subconsultant to G5 Architecture, DGL was responsible for the survey and site development design services.
The survey included the location of existing monumentation as acquired through recorded information such as deeds, corner references, existing surveys, tax maps, record right-of-way plans, and record utility plans. Topographic information was obtained as found on the site, including utility and drainage structures, overhead and underground utilities, existing pavement, site elevations, and other miscellaneous site features such as fence lines, hydrants, valves, etc.
Using the survey data described above, DGL processed the information to serve as the foundation for the site development design. The site development design established the building foundation location both vertically and horizontally, from which ADA-compliant walkways were designed to connect the building to the proposed parking areas. Drainage infrastructure, including an onsite detention basin, was designed to efficiently and effectively promote positive drainage throughout the development, as well as regulate the stormwater discharge meeting both the local and state detention and water quality regulations. Domestic and fire water services, as well as sanitary sewer services were established to properly serve the development’s needs. An SWP3 was completed along with the assistance needed to obtain the NPDES permit from the Ohio EPA. A Long-Term Operations and Maintenance plan was also included to outline instructions for long-term maintenance of the proposed detention basin.
